Dwarka Expressway or Golf Course Extension? A straight comparison
Almost every buyer who walks into our office with a budget above ₹2 crore is weighing the same two corridors. They are not interchangeable, and the right answer depends far more on when you intend to move in than on which has the better brochure.
Dwarka Expressway
The corridor's defining feature is connectivity to Delhi — specifically to Dwarka, the airport, and onward to South Delhi. Entry pricing is meaningfully lower than the Golf Course corridors, and the supply pipeline is deep, which keeps competitive pressure on developers.
The trade-off is maturity. Social infrastructure — schools, hospitals, retail — is still filling in behind the residential delivery. If you are buying to move in within a year, walk the sector at 8pm on a weekday before deciding.
Golf Course Extension Road
An established corridor with the infrastructure already in place. Pricing reflects that: you are paying a premium for a neighbourhood that already works. Rental demand is consistently stronger, which matters if the purchase is partly an investment.
The trade-off is entry cost and, in the premium segment, genuine scarcity of new inventory.
How to choose
- Moving in within 12 months, with children in school: Golf Course Extension, or a ready-to-move resale on the Expressway.
- Buying for the medium term, comfortable waiting: Dwarka Expressway offers more room on price.
- Buying primarily to rent out: Golf Course Extension's rental depth is the safer bet today.
- Working near the airport or in West Delhi: Dwarka Expressway, without much contest.
